Hi Sam,

I really hope that you get to see this in time to make a difference to you.For what it's worth I'm sorry that you are in such hot water with your mom. I hope that she can get past it and move on. I wish we could have ended your visit to us on a more positive note rather than having you so distraught.

Everyone down here is doing fine and will continue to do fine, there's nothing to worry about with us. We checked and 17 is the magic number with no ifs, ands or buts. Heck, you could even be in a porno as far as NY state is concerned. The four year 'rule' only applies if you are under age 17.

We've been worrying for you since we dropped you off. It was good to hear that your mom was indeed home and not 'missing in action'. I hope your relatives showed up as well and all was right with them.

Once we arrived home I had a chance to talk a few things through with Josh, Shaun and Patrick and I think we'll be alright as a group as well. Josh is a bit like you in those regards. Everything is automatically his fault even when proven otherwise. Don't sweat this.

I'm hoping you'll get the chance to contact us relatively soon and if your mom needs to meet me to know that you are safe when you are in our company I'm more than happy to oblige. Whatever will make your situation easier.

I'm hoping like hell that we'll have a housing answer on Monday. I have to contact the new owner of the house that day too. Been putting it off. I saw Kim and Chris briefly Yesterday when Aaron left but they didn't say much to me. I did notice a couple things missing that I need to ask the guys about though.

I found out that the house went for $260K. Personally, I think the guy got hosed. He has some grand plans I'm told that would include changing the roofline of the house. When the work he plans to do is finished he expects to sell the house for a profit. LMAO The reality is this; there are something on the order of $40 - 50K in repairs just to bring the house back to good condition. If he expects to add another $20 - 30K in renovations and improvements, then I think he's probably screwed.

A brief list of needed repairs include:

a new drainage field
patch the pool liner
pool fence
new back porch , and side stairs
relay tiles around pool
repair house trim and facia
replace master shower
repoint chimney
repair / repalce main beam support at north end of house
replace all windows... dry rotted
repair five ceilings
repair solar greenhouse and have inspected for code
upgrade household wiring... dad had some effing weird ideas of what was 'ok'
repair master bath subfloor
repair kitchen subfloor
eliminate black mold from kitchen and workroom
repair mosaic tile in north bathroom
install truss rods on front bridge to adjust 'bow'
and of course, painting every room and removing 'dated' wall paper

Should be a fun adventure by any twisted definition... I had a competitive market analysis done before the auction and I was told I could sell for $250K in current condition and $300K fully repaired... I do some basic math and this guy looks to be spending around $330K if not more. Wait until he tries to modify the asbestos sheet siding!

Then above all that he needs to turn a profit?!? It sounds like he's banking on selling in the $400K range at least! *shakes head* If he does all of the above he may be able to get himself a certificate of occupancy. *grins* Wait til he sees the carpenter ants!

Anyway... we had Sam down to the house for New Years Eve and he had a great time meeting all the guys. He seemed to get along best with Patrick but I think Pat 'staked out' his territory early and defended from all comers. LOL His mom got worried though when he wasn't home at 8 a.m. and freaked out a bit. Other than him getting in trouble for doing shit she didn't know about it seems to have worked out. I'm hoping he'll give us a call soon and I can have a chance to make sure he's doing ok now.

Well, back to work.
